Legal Information

When we speak of property we typically use an address -- 123 Main Street for instance.

As most vacant land does not have a physical address, however, county governments will identify it in other ways, such as a "legal description", a parcel number or a tax code. The information provided in the table to the right are the ways in which the various state and county agencies will identify this specific parcel of land. These signifiers are important to have when speaking with these agencies - whether they be the assessor, the zoning office, or even the local utilities - and may prove invaluable when initiating conversations about whatever research a buyer intends to do.

Whenever one exists or has been assigned to the land, the physical address will be included in this table.

Access & Utilities

Roads & Access: The subject property is located along Alta Mesa Drive, a well-maintained dirt and gravel road which should be easy to navigate in any vehicle type. It should be noted, however, that while this road may be easy to traverse, the property is located roughly five miles east of the nearest highway, and anyone visiting the land will have to drive over a number of roads in the neighboring Wild Horse Mesa subdivision which may not be as well-maintained. Because of this, a larger truck or off-road capable vehicle is recommended when visiting the property.

Roads & Access, Cont'd: It should also be noted that Alta Mesa Drive is identified on certain maps as Buck Horn Trail. Anyone scouting the property should take note of this discrepancy.

Power & Utilities: As is common throughout Little Norway, residential power lines can be found running along Alta Mesa Drive at the subject property as well as servicing a number of nearby developed home sites. Because of this, it should be neither difficult nor expensive to get service connected to whatever you decide to build on the land. Anyone looking to investigate the costs associated with connecting power on the subject property is encouraged to contact the San Luis Valley Rural Electric Cooperative, the utility company which services this region.

Water Service: The Little Norway subdivision boasts a community well and water supply system which individual lot owners can access. This includes having lines run from the tap on the water main to the individual lot owner's property where a meter would be installed to monitor monthly usage. While such a set up will require payment of a tap fee as well as other installation fees, it will likely be less expensive and more convenient than installing your own well. Anyone looking to learn more about this topic is encouraged to contact the Little Norway Property Owners Association here.

Zoning & Restrictions

Zoning: Properties in Little Norway are zoned E-R or Estate Residential, a designation which allows for residential areas developed at a higher density and where agricultural use is of incidental value. To learn more about the ER Zoning Designation, please see document linked here.

POA: Little Norway is governed by an owner's association whose mission statement is to maintain and preserve the natural beauty of the region. This primarily takes the form of maintaining the roads throughout the subdivision as well as general enforcement of the Little Norway covenants and restrictions. To learn more about the Little Norway POA, you can visit their website here.

Covenants, Conditions & Restrictions: When Little Norway was first subdivided, the developer drew up a set of covenants and restrictions to run with the land. While most of these are what we like to refer to as "reasonable, good neighbor restrictions" dealing primarily with the disposal of trash and prohibitions on excess noise, there are a few covenants that deal with acceptable structures or use of the land. Because of this, anyone considering purchasing the property is encouraged to review the Little Norway Covenants and Restrictions document linked here.

Covenants, Conditions & Restrictions, Cont'd: Notable restrictions enumerated in the above linked document include: No mobile homes or double-wide mobile homes may be used as permanent dwellings; Each property may have up to two single family residences and outbuildings; Residential structures must be at least 1,200 sqft of "habitable floor space"; Structures can be no greater than 32 feet in height; Structures must be completed within 2 years from the time of ground-breaking; Pick ups, campers, trailers, motor homes and tents may be used recreationally on properties for up to 30 days or during construction of a permanent home site with a building permit; all livestock must be fenced.

Annual Dues: It should be noted that the Little Norway subdivision consists of four phases. The subject property is located in Phase 3 for which there are no annual dues.

Misc.

Topography: It should be noted that the subject property, beginning at Alta Mesa Drive, is largely flat with a number of areas perfect for building. The back end of the property, however, slopes downward to the east, overlooking the reservoir and may prove even more ideal for a home site boasting panoramic views of the nearby lake and mountains.

Wild Horses: Little Norway sits adjacent to an area known as Wild Horse Mesa, a region which gets its name from the number of wild horses which freely roam the land. Because of this, it is not uncommon to spot wild horses around the lake or even along the undeveloped properties within Little Norway.

Sunset Phenomenon: It is said of this specific region of Colorado, that due to the size and location of the surrounding Sange De Cristo Mountains, the sun often appears to be setting in the east. Because of this, the glow of the setting sun tends to cause the mountains to appear red. This red glow is how the mountain range got its name, which translates in Spanish to "blood of Christ."
