Roads & Access: Like most of the roads in this subdivision, Wendover Trail is a well-maintained dirt/gravel road that can be navigated by any vehicle type. Additionally, it provides over 180 feet of road frontage along the western boundary of the subject parcel.
Power & Utilities: While there are a number of developed home sites and utility easements within close proximity of the subject parcel, power lines and underground utility boxes are not present at the property boundary. The nearest power appears to be 1,100 feet north of the property at the intersection of Beaumont and Wendover. HOA: The Humboldt River Ranch subdivision is governed by The Humboldt River Ranch Association, an organization which helps maintain the beauty of the region, and hence it's property values. This community also offers its member access to a host of amenities including the resort area, which consists of sleeper cabins, four RV sites, three tent sites, a BBQ Pavilion and a shower station. In addition, Members are also afforded access to the campground facilities which border the nearby Humboldt River. The annual dues for membership within the Association are a reasonable $276.00 annually and may be paid all at once or in installments throughout the year.
Covenants & Restrictions: As is to be expected, the Humboldt River Ranch Association is also responsible for enforcing covenants and restrictions which govern this community. It should be noted, however, that these are what we like to refer to as "reasonable, good neighbor restrictions" dealing with the the disposal of trash and prohibitions on excessive noise. In other words, nothing too strict. Covenants & Restrictions, Cont'd: It should be noted that land in this region is almost exclusively designated for residential and not recreational use. While Humboldt River Ranches has an 'Architectural Review Committee' in charge of approving building plans, their mission statement seems to be more about maintaining property values than dictating paint swatches. Additionally, conversations with them lead us to believe anyone serious about building here is unlikely to meet serious resistance. Building Guidelines: Some general building guidelines to be aware of in this subdivision include the following: Single Family Residences are permitted here and must have a minimum area of 1,000 square feet and be no taller than 25 feet in height. Manufactured Homes are acceptable here but RVs, Camping Trailers, Tent Trailers, Pickup Trucks and Motor Homes may not be used as permanent residences. Any manufactured homes placed within the community must be no older than five years and must be skirted or given a permanent foundation within three months. Temporary dwellings are permitted while permanent homes are being constructed though these are approved on a case by case basis by the Architectural Review Committee.

Rye Patch State Park: The subject property is located in close proximity (literally across the Interstate) from the Rye Patch State Recreation Area, an 11,000 acre state park offering plenty of opportunities for boating, swimming, hiking, camping and general relaxation. In addition, this region offers trophy-class fishing as the lake is filled with plenty of crappie, wipers, white and black bass, channel catfish and walleye.
Nearby Attractions: Despite its relatively rural setting, those buying land here will find a surprising amount to do in Northern Nevada.
