Legal Information

When we speak of property we typically use an address -- 123 Main Street for instance.

As most vacant land does not have a physical address, however, county governments will identify it in other ways, such as a "legal description", a parcel number or a tax code. The information provided in the table to the right are the ways in which the various state and county agencies will identify this specific parcel of land. These signifiers are important to have when speaking with these agencies - whether they be the assessor, the zoning office, or even the local utilities - and may prove invaluable when initiating conversations about whatever research a buyer intends to do.

Whenever one exists or has been assigned to the land, the physical address will be included in this table.

Access & Utilities

Roads & Access: Like most of the roads in this subdivision, Button Lake Trail is a well-maintained paved gravel road that can be navigated by any vehicle type. Additionally, it provides over 215 feet of road frontage along the northern boundary of the subject parcel.

Physical Address: Unlike most of the vacant land we list, this property actually has a formal address of 22530 Button Lake Trail. This should make it easier for anyone looking to scout the land prior to purchase.

Power & Utilities: Underground utilities can be found very close to the property boundaries at the corner of Button Lake and Walker Lake (also identified as Chimney Creek Road). And while there are no power lines on the property itself, there are power lines running the length of Dorsey Lane and servicing home sites just five hundred feet south of the parcel. Based on their proximity, it should be easy and affordable to get power extended to the subject property. To learn more about the cost of getting power extended and connected to whatever you elect to build on this land, buyers are encouraged to contact the Pershing County Electric Utility, a County-run utility specifically servicing this region.

Zoning & Restrictions

HOA: The Humboldt River Ranch subdivision is governed by The Humboldt River Ranch Association, an organization which helps maintain the beauty of the region, and hence it's property values. This community also offers its member access to a host of amenities including the resort area, which consists of sleeper cabins, four RV sites, three tent sites, a BBQ Pavilion and a shower station. In addition, Members are also afforded access to the campground facilities which border the nearby Humboldt River. The annual dues for membership within the Association are a reasonable $276.00 annually and may be paid all at once or in installments throughout the year.

Covenants & Restrictions: As is to be expected, the Humboldt River Ranch Association is also responsible for enforcing covenants and restrictions which govern this community. It should be noted, however, that these are what we like to refer to as "reasonable, good neighbor restrictions" dealing with the the disposal of trash and prohibitions on excessive noise. In other words, nothing too strict. To learn more about the Humboldt River Ranch covenants and restrictions you can read the attached PDF here.

Covenants & Restrictions, Cont'd: It should be noted that land in this region is almost exclusively designated for residential and not recreational use. While Humboldt River Ranches has an 'Architectural Review Committee' in charge of approving building plans, their mission statement seems to be more about maintaining property values than dictating paint swatches. Additionally, conversations with them lead us to believe anyone serious about building here is unlikely to meet serious resistance. For more on this topic, restrictions and time limits on building, please review the PDF linked here, or contact the Humboldt River Ranch Association directly at 775.538.7431.

Building Guidelines: Some general building guidelines to be aware of in this subdivision include the following: Single Family Residences are permitted here and must have a minimum area of 1,000 square feet and be no taller than 25 feet in height. Manufactured Homes are acceptable here but RVs, Camping Trailers, Tent Trailers, Pickup Trucks and Motor Homes may not be used as permanent residences. Any manufactured homes placed within the community must be no older than five years and must be skirted or given a permanent foundation within three months. Temporary dwellings are permitted while permanent homes are being constructed though these are approved on a case by case basis by the Architectural Review Committee.

The Hemingway Land Company does our best to represent the properties we list as accurately as possible. Our research, however, will always be limited.

Because of this, included in the table to the right is a list of the relevant state and county governments, agencies and authorities as well as local utilities (and all their respective websites and contact information) which should help to answer any questions a buyer may have about developing this specific property.

Whenever possible it is best to speak with these agencies first as they will always be a far greater source of information about the local region and the regulations which govern it.
