The Loma Blanca subdivision has no formal HOA, and hence, no annual dues. The subdivision, however, was created with a number of covenants and restrictions that run with the land to this day. While most of these restrictions are what we like to term "obvious, good neighbor policies" dealing with the disposal of waste or prohibitions against mining, it should be noted that there are restrictions on using a trailer, mobile, modular, prefab or tiny homes as a permanent dwelling. While Grant is a largely rural county, and this property is located in one of its more remote towns, it should be noted that this region of the state boasts a great deal to see and do, all within short driving distance of the parcel. The entrance to the Gila National Forest, for instance, is located just north of Silver City and will provide access to over 3 Million Acres of forest land to camp, climb, explore, hike and hunt in. Additionally, Elephant Butte Lake, the largest body of water in the state is just a ninty minute drive away in neighboring Truth or Consequences. Las Cruces, the largest town in the southern part of the state, is only two and a half hours away. There you'll not only be able to find restaurants, bars, sporting events and night life, but the iconic sand dunes of White Sands National Park are just outside the city and offer miles of mesmerizing scenery to explore and photograph.
