Legal Information
When we speak of property we typically use an address -- 123 Main Street for instance.
As most vacant land does not have a physical address, however, county governments will identify it in other ways, such as a "legal description", a parcel number or a tax code. The information provided in the table to the right are the ways in which the various state and county agencies will identify this specific parcel of land. These signifiers are important to have when speaking with these agencies - whether they be the assessor, the zoning office, or even the local utilities - and may prove invaluable when initiating conversations about whatever research a buyer intends to do.
Whenever one exists or has been assigned to the land, the physical address will be included in this table.

Zoning & Restrictions
Zoning: Deming Ranchettes is zoned Rural Residential. Regrettably it's difficult to find much online which goes into detail on this broad designation. Luna County's Single Family Dwelling designation, however, is well-defined and from what we know of the region is probably a decent jumping-off point for general rules, requirements, and restrictions throughout the area. In addition, the local zoning likely mimics the covenants and restrictions of the subdivision. Anyone looking to research this further is advised to review the CCR document linked below or contact Luna County Zoning.
No HOA: Despite being a large region which occupies most of the County and is populated with everything from residences to family farms to small businesses, the Deming Ranchettes subdivision has no HOA and no annual dues associated with land ownership.
Covenants, Conditions & Restrictions: When the Deming Ranchettes subdivision was created in the 1960's, the developer drew up a set of covenants and restrictions to run with the land. While most of these are what we like to refer to as "reasonable, good neighbor restrictions" dealing primarily with the disposal of trash and prohibitions on excess noise, there are a few covenants that deal with acceptable structures for the region as well as minimum square footage requirements of those structures. Because of this, anyone considering purchasing the land is encouraged to review the Deming Ranchettes Covenants and Restrictions document found here.
RV Use & Camping: It should be noted that lots in Deming Ranchettes may be used recreationally for up to thirty days or longer with building permits. This includes RV and tent camping.
Half Acre Land Use: It's important to note that because the subject property is less than 3/4 of an acre in size, additional permits may be required to develop the land, particularly with a standard well or septic system. Anyone looking to build on the property is encouraged to speak with Zoning to investigate what additional requirements may need to be met.

The Hemingway Land Company does our best to represent the properties we list as accurately as possible. Our research, however, will always be limited.
Because of this, included in the table to the right is a list of the relevant state and county governments, agencies and authorities as well as local utilities (and all their respective websites and contact information) which should help to answer any questions a buyer may have about developing this specific property.
Whenever possible it is best to speak with these agencies first as they will always be a far greater source of information about the local region and the regulations which govern it.

Photography Disclosure: The property photos displayed on this page are screen-captures from Google Street View taken along the road directly in front of the land and are NOT photos taken by our usual New Mexico photographer. While it is typically the practice of Hemingway Land to get photos taken from the property, in the interest of keeping the sales price reasonable, we elected to forego this expense. While the images displayed on this page are not of the quality with which we normally like to represent our properties, we do believe the images are an adequate representation of the land and its surroundings.
