Details
Location & Size
The subject property is a 9.6 acre lot located in what’s known as the Sycan Unit of Klamath Falls Forest Estates. While this sprawling rural residential subdivision consists mostly of smaller one and two acre lots and begins just off Highway 140 roughly twenty miles east of Klamath Falls, the Sycan Unit consists exclusively of 10 acre lots and is found another twenty miles north.
It should be noted that the subject property is in a part of the Klamath Falls Forest Estates subdivision which is surrounded by the Fremont-Winema National Forest. Additionally, the Sycan Unit gets its name from the Sycan River which flows through the area. Because of these factors, the subject property is far more secluded and ideal for hunting, fishing and recreation than other parts of the subdivision which are situated closer to Beatty and Klamath Falls and are used more for residential development.

Legal Information
When we speak of property we typically use an address -- 123 Main Street for instance.
As most vacant land does not have a physical address, however, county governments will identify it in other ways, such as a "legal description", a parcel number or a tax code. The information provided in the table to the right are the ways in which the various state and county agencies will identify this specific parcel of land. These signifiers are important to have when speaking with these agencies - whether they be the assessor, the zoning office, or even the local utilities - and may prove invaluable when initiating conversations about whatever research a buyer intends to do.
Whenever one exists or has been assigned to the land, the physical address will be included in this table.

Access & Utilities
Roads & Access: The subject property is located in a part of the subdivision that sits roughly twenty miles north of Beatty and is surrounded by the Fremont-Winema National Forest. As is to be expected, it is accessed primarily by Forest Roads, the quality and condition of which our photographer charitably described as “challenging.” Because of this, anyone visiting the property is encouraged to take a larger truck or off-road capable vehicle.
Roads & Access, Cont’d: When you get into remote regions like this, roads tend to have different names depending on the map you’re looking at. According to the plat, the subject property has legal access on its southern boundary along White Fir Lane and legal access on its northern boundary along Blue Ash Road. Google Maps, however, identifies these as Maple Lane and Yellow Pine Road, respectively. Anyone visiting the property should be aware of this discrepancy. Furthermore, anyone visiting the property is encouraged to download a mapping app such as LandID for help with turn-by-turn directions.
Power & Utilities: As noted, the subject property is located in a remote forested area. While overhead transmission lines can be found nearby, there are no residential power lines within a mile of the land. Because of this, anyone looking to develop the property is encouraged to investigate alternative energy sources such as solar. Anyone looking to investigate the costs associated with getting service connected on the subject property is encouraged to contact Pacific Power, the utility company servicing this region.

Zoning & Restrictions
Zoning: The Klamath Falls Forest Estates subdivision is zoned R-5, a designation whose purpose is to establish and maintain areas for rural residential uses. This may include everything from single family residences to small-scale hobby farming. To learn more about the R-5 Zoning Designation, please see the attached PDF.
No HOA: The Klamath Falls Forest Estates subdivision has no HOA and there are no annual dues associated with land ownership here.
Covenants, Conditions & Restrictions: According to the County, there are no covenants, conditions and restrictions (CCRs) on file for this Unit, the Sycan Unit of the Klamath Falls Forest Estates subdivision. This means that anyone looking to use or develop the land will only need to familiarize themselves with rules imposed through the County zoning code.
Acceptable Structures: It should be noted that per County zoning, acceptable structures for this region include single family residences, mobile homes and manufactured homes. Additionally, the minimum square footage requirement for this region is only 300 square feet, meaning this area is ideal for tiny homes as well. To learn more about developing the land for residential purposes please contact the Klamath County Planning Department.
Camping & RV Use: The subject property may be used for camping but only for twenty-one days in a six month period. Anyone looking to stay longer than seven consecutive days must acquire a permit from the County. Additionally, RVs may be used here but only for recreational purposes. RVs may not be used as permanent residences though may be used for longer if the owner has acquired a building permit (meaning if they’re in the process of building the permanent home site). Tiny homes with a trailer frame (meaning not on a permanent foundation) are classified as RVs and thus must be registered with the state DMV. Any use of such a vehicle on the land would be considered recreational use and not residential. To learn more about using the land recreationally please contact the Klamath County Planning Department.

Hiking Trail: It should be noted that the subject property features a hiking trail which goes from east to west and cuts through the land at roughly its halfway point. While this hiking trail likely does not see a lot of foot-traffic, it is still a legal easement reserved for public use and should be thought of the same way one would think of a road going through their land. Point being, while the owner of this 9.6 acre parcel may develop the land however they choose, they may not prohibit access to or build over the hiking trail. For a better sense of the location of the hiking trail and how it divides the property, please see the Interactive Map in the Maps and Boundaries section of this listing page. For photos of the hiking trail, please see the Photo Gallery at the bottom of this listing page.
Topography: The subject property is mostly flat with a heavier concentration of aspen trees along the southern portion and wide-open space along the northern portion. As is common in this region, lava rock can be found on the property though its presence is ultimately small.
Sycan River: It should be noted that the subject property sits in close proximity of the Sycan River which will provide plenty of opportunities for fishing as the river is home to a number of rainbow, brook and brown trout. In addition, a number of tributaries flow through this area including Merritt Creek which sits just across from the southern boundary of the subject property.
Fence Posts: Anyone reviewing the gallery at the bottom of this page will observe what look to be sign posts with no signs uniformly positioned in a row somewhere on the property. According to our photographer these seem to be the remains of what was once a fence. Whatever exactly these wooden posts may be, they will become to property of anyone purchasing the land to use or dispose of as they see fit.
